Before signing, get the full monthly cost in writing — base rent, care tier, community fee, and add-ons — plus exactly how and when it can go up. Tier increases and one-time fees are where budgets get surprised.
Ask about every one of these
- Community or move-in fee: one-time and often non-refundable — how much?
- Care tiers: what each level costs, and what triggers a jump
- Rate history: increases over the last three years, and the notice required
- Add-ons: medication management, incontinence care, personal laundry, guest meals
- Refunds: what happens if your parent is hospitalized, moves out, or passes away mid-month
- If funds run low: what happens if the monthly cost becomes unsustainable — transfer, discharge, or other options?
What your options depend on
- Budget runway: today's quote plus realistic increases over two to three years
- Care trajectory: a parent who enters at low care may need memory care later
- Payment source: private pay, long-term care insurance, or VA benefits
